Lot Features
  • All lots are fully serviced with Municipal Water and Sewer. Streets are fully paved with side walks, curbs, storm sewers and street lighting.
  • All services to the houses are underground including hydro, cable and telephone.
  • All lots are to be fully sodded in the front yard complete with granite retaining walls as required to suit changes in elevation and asphalt driveway.
  • Lots 1,2 and 15 through 18 suit slab on grade construction or crawlspace construction.
  • Lots 3 through 14 suit full walk out foundation style of construction.
  • Lots 11 through 15 are ravine lots.
  • Lots 6 through 11 have a noise control fencing requirement. This is included in the price.
  • Lots 6 through 11 have the requirement for brick/stone to be installed on the rear and side elevations along with air conditioning to be installed as a requirement. This has not been included in the pricing and is subject to individual brick/stone selection.
  • All prices are based on crawlspace foundation.

  • The vendor agrees to include the items listed below in the purchase price. Selections of interior and exterior colors where applicable are to be made by the purchaser(s), from the Vendor's range of standard samples as provided below:

    1. Maintenance free "Hardie-Board" siding complete with 25 year warranty. Stone/brick optional as per elevations shown.
    2. Aluminum soffit and fascia.
    3. Aluminum eavestrough included.
    4. Colors by purchaser from Vendor's samples.
    5. Concrete walkways from garage to front door.
    6. 2x6 Export grade wood construction.
    7. Insulation R20 in walls, R40 in ceiling, R12 in foundation.
    8. 9' high ceilings on main floor.
    9. 5/8" T&G Export grade plywood sub-floors (glued and screwed in place).
    10. ½" Spruce plywood wall sheathing "Export Grade".
    11. "SILENT JOIST" Floor joist systems or conventional Spruce framing as per structural engineered drawings.
    12. Pre-Engineered roof truss system.
    13. 25 yr CRC shingles.
    14. Solid Vinyl "Viceroy Super Window" thermo-pane windows and sliding patio doors throughout with screens on all opening sections (as per plans).

    21. 40 ounce broad loom and ½" under-pad throughout, excluding basement.
    22. Vinyl floors as per plans and specifications.
    23. Series 800 colonial doors and trim.
    24. 5 ½" painted baseboard. 3 ½" painted casing.
    25. All interior walls and trim to be primed and painted one color, (white or beige). Color consultant available upon request.
    26. Drywall walls and ceilings throughout.
    27. Gas fireplace available as an option.
    28. 100 amp electrical service with circuit breaker panel.
    29. Copper wiring throughout.
    30. Light fixtures in all bedroom ceilings.
    31. Exterior weatherproof electrical outlet and ground fault interrupter (one at front, one at rear).
    32. Smoke detector at all levels, for home and family safety.
    33. Brass exterior light fixtures.
    34. Rough in plumbing at sink for automatic dishwasher.
